<p>Add all your rooms together, hallways, lobby, waiting<br />
	room or whatever it is, to get the total amount of square feet.<br />
	Most all office managers know the square feet of the office<br />
	or building. Ask them what it is.</p>
<p>	If you are able to walk around the building on the outside<br />
	of it, just pace it off with each pace (or stride) being equal to 3 feet.<br />
	This will be a close enough estimate to use.<br />
	You could also pace off rooms on the inside too. Most all of<br />
	the small rooms in an office or the treatment rooms in a doctors office<br />
	are the same size, so you would only need to measure one of them and<br />
	then just count the number of rooms. A close estimate of the square footage is<br />
	close enough when estimating the price per cleaning.</p>

	needs.</strong> Do you have a local janitorial distributor or supply store where<br />
	you can buy parts or that can help you to maintain and repair the equipment? If<br />
	you are planning on maintaining the equipment yourself, do you know how? Do you<br />
	have somewhere to buy replacement parts? Does the equipment come with a manual<br />
	or is there a manual available (look on the manufacturer&#39;s website)?</p>

			<content:encoded><![CDATA[<p><strong>Dusting is an essential task your employees need to do in every office building.</strong>  Visible dust creates an unsightly office building which can translate into an uncaring image.  A well dusted building translates into a positive and pleasing appearance to both employees and visitors.  A clean working environment also encourages neatness and better work habits.</p>
<p><strong>Dusting is also essential as it improves environmental safety.</strong>  Accumulated dust can be an irritation to eyes, lungs and skin, and plays havoc with individuals who have allergies.  If dust is left to accumulate, it can soil hands, clothing and paper items and also cause damage to electronic equipment.  Proper dusting is an important part of good sanitation practices.  Airborne dust and contaminants can spread infection.</p>
<p><strong>If proper dusting is not done on a regular basis, dust builds up, hardens and becomes thick in corners and hard to reach areas.</strong>  Dust can stain furniture and cause an unsightly film on glass and hard surfaces.  If dust is left long enough on hard surfaces it can eventually cause permanent discoloration.  Accumulation of dust can also interfere with the proper operation of a building&#8217;s heating and cooling system.</p>
<p><strong>To properly dust office buildings, you should have the following equipment and supplies on hand: </strong> microfiber cloths, static dusters, extension dusters, cotton cloths, disinfectant, all-purpose cleaner, and window cleaner. Back pack vacuums with brush attachments or crevice tools should also be used for getting into hard to reach areas.</p>
<p><strong>How often should you dust?</strong>  Dusting should be done once or twice a week on horizontal surfaces.  Sides of desks, file cabinets and other vertical surfaces should be dusted once every two to four weeks.  A good general rule to follow is if the surface is above eye level or below knee level; dust it every two to four weeks.  Surfaces that are between eye level and knee level should be dusted on a weekly basis.<br />

<p><strong>Following the steps outlined below will make your dusting faster and more effective:</strong></p>
<p>1)     Dust high surfaces first and work downward.  Start at one end of the room and move in a clockwise or counter-clockwise direction.</p>
<p>2)     Move objects (phones, paper weights, pictures, etc.) and dust under them.  However, work papers should not be moved.  Dust around any papers left on desks or tables.  Papers in a pile can be moved slightly so you can dust under and around them unless your client has instructed you not to disturb any paperwork.</p>
<p>3)     Do not carelessly flick your dust cloth, static duster or extension duster as you dust.  This will spread the dust, but not capture it.  Instead, wipe the surface. </p>
<p>4)     Telephones should be feather dusted on a daily basis.  If the building is not cleaned daily, then feather dust the phones every time you clean the building.  Telephone handsets should be cleaned with a disinfectant on a weekly basis.  Spray disinfectant on a rag and wipe the handset and cradle only.  Never, spray cleaner directly on to the phone.</p>
<p>5)     Once a week dust and/or clean the following: light switches, door jambs, hand rails, spot clean walls and smudges on interior glass.</p>
<p>6)     Chairs should be dusted from top to bottom.  Start by dusting any trim on top, then the sides and work your way down to the bottom legs. </p>
<p>7)     When dusting blinds, first dust across the top.  Then close the blinds and dust the entire surface.  Close blinds to the other side and dust the newly exposed surface area.  Another way to dust blinds is to use a back pack vacuum with a brush attachment.</p>
<p> 8)     In hallways and corridors make sure to dust fire doors, fire extinguishers, exit signs, show cases, bars on exit doors, door frames, and any other horizontal surfaces.</p>
<p>9)     Make sure to dust any areas where dust can accumulate, such as clocks, picture frames, cabinet tops and sides, the sides of desks, partitions, air vents, lights, baseboards, and window sills.</p>
<p>10)  Use a back pack vacuum to clean hard to reach areas and upholstered furniture.</p>
<p>Proper dusting will help to ensure that your office buildings have a neat and tidy appearance.  Dusting is also necessary to ensure a clean work environment and a healthy building.  Paying attention to details while dusting will help guarantee a satisfied client!</p>

<p>If you decide to offer window washing to your residential or commercial customers, then you need to know the proper procedures for cleaning windows, as well as the precautions you need to take so that you don&#39;t damage the windows you&#39;re cleaning. Nothing stings worse than the knowledge that you just ruined a window and now have to spend hundreds, if not thousands of dollars to replace it!</p>
<p>So what precautions should you take?</p>
<ul>
<li>Never use abrasive cleaners on windows or window frames, as they can scratch the glass.</li>
<li>When using a razor blade to scrape off construction residue or particles like bird poop, be sure that the window is wet. NEVER use a razor blade on a dry surface.</li>
<li>The same goes for using #0000 steel wool. NEVER use steel wool on a dry surface. Always wet the window first, and be sure to only use #0000 steel wool. Anything else will scratch.</li>
<li>Use caution when using acid cleaners. They should only be used in extreme circumstances like removing hard water spots. Follow manufacturers instructions to the letter and use gloves and goggles to protect your hands and eyes. If using an acid cleaner, be sure to protect the frame and wall below the window. Keep the acid from running over by placing an absorbent towel or drop cloth onto the window sill and floor.</li>
<li>If using ammonia, use the same cautions as you do when using acid cleaners. Also be aware that ammonia can discolor the window putty with repeated use.</li>
</ul>
<p>If using ladders to wash windows, use proper ladder safety procedures.</p>

<p><strong> </strong><strong>Has this ever happened to you or your employees? You plug in your vacuum cleaner, turn it on and nothing happens. You turn the switch off and on, wondering what is going on. You check the wall outlet and everything seems fine. Now what?</strong></p>
<p>Troubleshooting the problem</p>
<p>The first step in troubleshooting the problem is to inspect the vacuum cord for cuts. If you find a cut, what are your options?</p>
<ol>
<li>Splice the cord and wrap it in electrical tape? This is not a proper repair and should never be attempted.</li>
<li>Take the vacuum cleaner to a repair shop? The repair shop might charge $35 to $50 to repair or replace the cord.<br />
Shorten the cord to remove the cut and replace cord end? This might be an option but consider that vacuum cord lengths will vary from 30&#8242; to 50&#8242;. Would it be efficient if the cord is now only 20&#8242; long after removing damaged area?</li>
<li>Replace the vacuum cord with new extension cord? This would be the best option if your vacuum cleaner has a detachable power cord with a cord assembly pig tail that the extension cord plugs into. Simply match the cord size on the vacuum (the most common cord size is 16 gauge), and then choose a suitable length.</li>
<li>What if the cord is hard wired to the vacuum cleaner? This would require some knowledge of the vacuum cleaner assembly. You would remove the vacuum cleaner shroud, connect the cord wires to the vacuum motor, and reassemble the vacuum cleaner.</li>
</ol>
<p><strong><br />
What if the cord is not the problem?</strong></p>
<p>If the cord is in good shape, check the plug. Look for missing or loose prongs. It should have three prongs; two flat and one semi-round. The cord end that plugs into the wall outlet is called the male plug. You can purchase a good replacement male plug for $7 &#8211; $10 at a hardware store.</p>
<p>If the prongs are OK, remove the plug to check the wire corrections.  The male plug comes apart by removing two or three screws near the prongs. This will separate the top side from the back side of the plug. The back side of the plug may have a clamping mechanism that is held in place with two screws that prevent the wires from being pulled out of their connections.</p>
<p>Now check to see if all three wires are connected and the screws are holding the wires in place securely. Tighten any loose screws and then tug on each wire to test the connection.</p>
<p><strong>If any wires have damage, take the following steps:</strong></p>
<ol>
<li>Remove the cord from plug and use wire cutters to cut a couple inches off the cord, removing the damaged area.</li>
<li>Split the outer cable jacket with a sharp knife about 1 inch down the cord, making sure you do not cut the insulation on any of the wires. Separate the wire jacket and the paper filling material away from the three wires (black, white and green). Use caution so you do not damage the three wires.</li>
<li>Use wire cutters to remove the wire jacket and paper material.</li>
<li>Separate the back side and top side of the new male plug by removing the two (or three) screws near the prongs. TIP: Pay attention to how the two parts come apart. Most screw holes will have to be matched with a notch or slot. This forces the installer to align the back section properly.</li>
<li>Slide the back side of the plug onto the extension cord past the area where you removed the jacket and paper material</li>
<li>Use wire strippers to strip the wire insulation back about ½ inch on each of the three colored wires. This will expose the copper wire on the green, white and black wires. After stripping each wire, twist the strands together to keep them from fraying.</li>
<li>Depending on the quality of plug you purchased, the wire connection would be made by wrapping the wire around either a screw or a heavy duty plug. A clamping device will hold the bare wire. Attach the white wire to the silver terminal, the black wire to the gold terminal and the green wire to the green terminal. Tighten each screw firmly and tug on each wire to test the connection.</li>
<li>Now you are ready to connect the back side and top side of the plug together. Line up the screw holes, notch or slots and tighten the two (or three) screws on the top side next to the prongs. Tighten each screw until it is snug.</li>
<li>You now can secure the back side of the plug to the cord by tightening the two screws clamping the cord. You want to hold the cord firmly with the clamp, without crushing the cord.</li>
<li>The last step is to plug the vacuum into wall outlet and turn on vacuum cleaner.</li>
</ol>
<p><strong>Tools needed to perform the repair:</strong></p>
<p>Sharp knife<br />
Wire strippers<br />
Wire cutters<br />
Philips screw driver<br />
Flat head screw driver</p>
<p>If you or your employees have a vacuum that stops running, check the cord and plug before taking it to the repair shop. It could be a simple repair that you can do yourself with the right tools and a little knowledge, and it could save you a few dollars in repair charges.</p>

			<content:encoded><![CDATA[<p>If you own a small commercial cleaning company, chances are you started out cleaning (or still clean) smaller sized buildings. You probably clean each location one to three times per week, and the accounts may bring in $250 to $500 a month in revenue.</p>
<p>The nice thing about these accounts is that they are generally profitable, and quick and easy to clean. Another nice thing about these accounts is that you haven&#8217;t put all your eggs in one basket, so if you happen to lose one every so often, it&#8217;s not devastating to your business and it&#8217;s fairly easy to replace the account.</p>
<p>But if you&#8217;re like most of us in this business, you aspire to take on larger buildings. The thought of taking on a new account that brings in $1500 &#8211; $5000+ a month is pretty exciting. Think of how quickly your business could grow. But it can be a little intimidating when you first start going after these larger sized buildings. The thought of hiring several employees, managing the building five to seven nights a week, and buying equipment and supplies for that large of a facility can be intimidating.</p>
<p>Here&#8217;s the good news. Managing the cleaning of a larger sized building is really not much more difficult than managing the cleaning of a small sized building. In fact many people find it easier to manage a larger sized building. That&#8217;s because all the employees are working in one location every night instead of moving around from location to location, working a varied schedule.</p>
<p>Another benefit of cleaning larger buildings is that it is easier to retain employees when they know they have a set schedule at the same location every night. When you are able to retain employees, you spend less money on hiring and training new employees, plus the quality of the cleaning is better with long-term employees. In addition, you or your supervisors will spend less time traveling from building to building to building, making sure employees showed up to work and checking up on the cleaning.</p>
<p>As far as profit, you&#8217;ll find that the larger accounts are less profitable than the smaller accounts (as far as the percentage of profit), but the total profit dollars is much higher. And if you provide a total package of services including floor care, window washing, etc., you&#8217;ll be able to offset some of the lost profitability of the general cleaning.</p>
<p>So if you&#8217;ve been afraid to go after larger accounts, don&#8217;t be! You just may find that you like it even more than the small profitable accounts you&#8217;ve been cleaning.</p>
